PAS-128 is the UK specification for underground utility surveys. It sets out four quality levels, from desktop record searches through to physical verification on site, so everyone involved in a project has a shared, reliable standard to work to. Most planning authorities, contractors and designers will expect a PAS-128 survey, or something close to it, before work starts near buried services.

It depends on the size and complexity of the site. A small residential plot might take half a day, while a large industrial or hospital site can take several weeks. We'll give you a realistic timescale as part of your quotation, and we keep you updated if anything on site changes that estimate.

Yes. Electromagnetic detection alone can miss non-metallic services such as plastic pipe and fibre optic cable, which is why we combine it with ground penetrating radar (GPR) as standard on utility mapping and PAS-128 surveys.

They cover different things. A utility survey maps what's underground; a topographical survey records ground levels, boundaries and above-ground features. Many projects need both, and we're happy to advise on what your specific site and planning application will require.
